Vancouver Listings Trending Upwards...

Langley Real Estate Agent is proud to reveal the below article about Vancouver Listings Trending Upwards...

Listing supply continued to rebound this past week after trending downwards to start September.  We saw 203 new attached listings across Vancouver West (up from 131 new attached listings in the previous period) with 112 of those listings falling in the downtown neighbourhood (an increase from the 66 new attached listings in the previous recorded period). The downtown core neighbourhood continued to account for the largest supply ratio with 63 new attached listings (or roughly 56% of all listing activity for the downtown areas).  Coal Harbour saw relatively static listing activity with 15 new attached listings, well False Creek North also remained relatively stable with 11 new attached listings.

This is a show for the major players, the ones who encrust their planes in diamonds and their toilets in rubies. Best of all, each show involves real listing and shows all the so-called hard work and fancy parties involved in unveiling it. This is not a show for the squeamish, and by squeamish I’m referring to people who get angry at the mechanisms of capitalism.

The second segment of this bifurcated market consists of 3% to 5% of the Sequim homes for sale that are precisely what retirees are looking for and at prices that are reasonable.  These are the homes in the bell curve where the vast majority of retirees want to be.  Here’s what retirees tell me they want:  a three bedroom, two bath home, with 1,800 to 2,400 square feet, with a nice garage and preferably a shop, a modern kitchen with custom wood cabinets, nice countertops and good appliances.  Many want a wood stove or propane stove, a heat pump, and quality and comfort are important.  Privacy and acreage is also important.
